GATEWAY GETTYSBURG

 Located at the crossroads of U.S. 15 and 30, in the historic setting of Gettysburg, PA, Gateway Gettysburg is a $275 million hotel, shopping, dining and entertainment complex situated on a 100-acre campus. The project contains the following uses:

  • Conference Center-250 rooms with 1,000 seat banquet/meeting room facilities
  • Hotel-150 rooms
  • Theater-1,690 seats
  • Restaurants-16,800 S.F.
  • Retail Shopping-47,500 S.F.
  • Out Parcels

For this high profile project, Transportation Resource Group, Inc. (TRG) was chosen as the traffic engineering and planning consultant responsible for the preparation of the traffic impact study, roadway improvement plans and traffic signal plans. During the course of the land development plan approval process, parking became a critical issue with the Township. To satisfy the zoning ordinance requirement, TRG conducted a shared parking study to demonstrate that the proposed uses have different parking demand peaks and that the proposed number of parking spaces can accommodate the time of day and peak demand hour of all uses together.

Using the Institute of Transportation Engineers Parking Generation Report, TRG calculated the parking demand for each use. Then, applying the Urban Land Institutes Shared Parking Analysis Methodology, the net parking demand was calculated and presented in a summary report and approved by the Township. The study resulted in reducing the number of parking spaces required by 20 percent, based on the local zoning ordinance.
