SMYTH CROSSINGS SHOPPING CENTER Smyth County, Marion, VA
The planned Smyth Crossings is a 355,000 S.F. shopping center anchored by a 155,000 S.F. Wal-Mart and a 110,000 S.F. home improvement store. In addition there will be 50,000 S.F. of small shop space and over 9 acres of available outparcels. The site is located in Marion, VA just southeast of Exit 47 of interstate 81. The 76 acre site will have excellent visibility and accessibility along I-81, which is the major north-south route in the area.
Due to the size, scope and complexity of the project Transportation Resource Group, Inc. (TRG) was chosen as the traffic engineering and planning consultant responsible for the following study and design activities:
- Traffic Impact Study
- Interchange Modification Report
- Public Hearings
- Traffic Signal Design
- Roadway Design
- Drainage Design
- Storm Water Management Design
- Erosion Control Plan
Throughout the development of Smyth Crossings TRG was faced with multiple challenges along the way. Since the project was so large there were multiple reviewing agencies involved including: the Virginia Department of Transportation, the Virginia Department of Conservation & Recreation, the Federal Highway Administration, and Smyth County Virginia. In addition the location of Smyth Crossings created numerous challenges because of the complex existing road system which includes Intersate 81, multiple on-off ramps, underpasses, numerous road classifications and steep slopes and grades.
To date, the traffic impact study, interchange codification report and public hearing have been approved by VDOT/FHWA. The roadway/signal design plans are nearing completion and approvals.
