SOUTH HANOVER SHOPPING CENTER
Penn Township, York County, PA

 The South Hanover Shopping Center, located along Route 94 between Hanover, PA and the Mason Dixon Line, was constructed in 1972. With almost 20,000 vehicles passing the site each day, this underperforming center was an ideal candidate for redevelopment. The developer is slated to spend $20 million to makeover the 180,000 S.F. center which is currently anchored by a Giant Food Store. The developer assembled a first class team to coordinate land development and access issues. Both the internal and external access points are outdated and need upgrades to bring them to contemporary standards.

One of the challenges for the project team is integrating an existing fuel station to the standards of a Giant Fuel Station. As part of the project team, Transportation Resource Group, Inc. (TRG) provided the analysis to ensure the site incorporated adequate storeage for the anticipated increased usage of the Giant Fuel Station into the development plans. In addition TRG was responsible for the traffic impact study and recommended the proper improvements which needed to be made in order to alleviate the impact of development traffic on the surrounding roadway network.

The project team worked hand in hand with the Township to meet their requirements in a cost efficient and timely manner. The Township Manager noted that "Township officials are pleased the owners want to revamp the property. We don't have that many shopping centers in the Township, and to have one sitting there empty, that size, doesn't make sense. It's a good fit".
